- Primary Function
The Maintenance technician is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain production and facility equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the site’s business goals and objectives.
- Typical Duties and Responsibilities
Perform minor and routine maintenance/repair in a timely and professional manner.
Perform building and common area upkeep on a daily basis.
Perform or oversee the completion of preventative maintenance.
Complete service requests.
Document work performed and supplies used on Service Request form.
Ensure vacant units are “trashed-out” within 24 hours of move-out
Inspect vacated apartments and complete Make-Ready checklist. Inform site manager of
needed services and repairs.
Schedule Make-Ready staff as necessary
Ensure vacant units are “trashed-out” within 24 hours of move-out.
Order parts and supplies and maintain inventory.
Obtain proposals and negotiate prices, as necessary, with vendors and contractors, communicating with Property Manager.
Coordinate delivery and work schedules with vendors, contractors, and Property Manager.
Perform emergency maintenance (after hours) as required.
Coordinate maintenance objectives with Property Manager daily.
Perform and report all work according to the safety standards of the company, OSHA and health codes. Perform work area clean-up on a weekly basis.
Organize inventory and keep all binders up to date.
Pool Log, Freon Log, Inventory Log up to date.
Maintenance Shop always organized.
Complete special projects as may be assigned and prioritized.
Ill. Qualifications and Experience
High School Diploma or equivalent vocational/technical training preferred
HVAC Certified License or Universal Certified License
Two years of experience in a property maintenance role or related field.
lV. Knowledge and Skills
- Physical Requirements: Ability to lift 100 lbs. Ability to operate all essential hand tools to make repairs. Ability to kneel, crouch, climb, crawl, etc. to reach items in need of repairs. Tolerance to extremes weather conditions, as may be necessary.
In depth knowledge of all rules and regulations surrounding property management
+ + Knowledgeable and expertise on the safe use and maintenance of:
Hand tools: Various wrenches, screwdrivers, grips, sledgehammer, hammer, snips, post hole diggers, saws, etc.
Power Tools: Wrenches, grinder, sander, drill, saws, etc.
User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, double ladders.
Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand powered augers, etc.
Measuring Devices: Voltmeters, ohmmeters, testing meters, PH tests, etc.
